It also has three stocked ponds with bass, crappie, and bluegill while the back pond is stocked with catfish. Nestle Down Ranch

Posted on: May 4th, 2023 by Cody Maxwell

Nestle Down Ranch is an incredible show-type ranch just outside of Montgomery, TX, and Lake Conroe. The impressive overhead entrance located directly on highly desired FM 1486 makes a great first impression. When you enter the wooded valley and lake come into view. And what a beautiful view it is! The asphalt road winds down the hill past the bronze whitetail buck statue and onto the round pen and up to the gigantic metal building/shop/garage. This newly constructed building houses multiple automobiles and equipment, and can be finished out for climate-controlled storage, safe room, etc. There is plenty of room for parking around the building for future entertainment options. Continue driving passed the building and the road ends at the lakeside cabin. This stone and timber constructed home was built in 2012 as a weekend cabin but was expanded during design to another level! The open concept architecture combines a full kitchen with island with the grand entertainment area. The impressively tall ceilings create a lot of space for decorating and open the feel and space of the home. The master bedroom is large and offers a primary bathroom and large closet. There is another bedroom (bunkroom) with bunkbeds for guests to rest on. There is also an additional half bath accessible from the living area with an outdoor shower adjacent. The pantry is its own room and provides plenty of grocery storage. Everything in this house was build with quality and purpose in mind. The architecture was done in a way to expand the square footage and add more bedroom in both directions should the new owner want more living area. The covered back porch is a wonderful spot to lounge and take in the view of the lake. There is extensive landscaping and rock work done behind the house. An open fire pit with seating around it is lighted by a string of bistro lights ideal for photos. There is also an expensive elevated cement pad between the house and the lake perfect for finishing out as an outdoor cooking space or elevated gazebo.

The pastures are the kind you cannot wait to take photos of. There is a significant roll to the land with the summit being centered in the heart of the ranch. The perimeters of the property are mostly wooded with towering Pine and Oak trees which present a buffer zone on three sides. The center of the property is open cattle grazing pastures which have been meticulously fertilized and weed sprayed creating a wave of green coastal in the summer months that is comforting to see. Between the two pastures in the main road with has easy access to both steel cattle feeding sheds. The design is where you can pull straight in with your UTV and be covered while feeding. Passed the feeding sheds is the “Feed Store” where you can store your livestock, deer, and fish feed out of the weather and away from pests. This cool little building is new construction and matches the Hardy board look of the other buildings. Take a right at the Feed Store and you will see the biggest deer stand most have ever seen! This two-story custom build hunting house is situated so that a hunter can drive their UTV to the stand without the game at the feeding station ever seeing them. The downstairs covered parking protects the entry from view from the deer feeder. The hunter can then walk up the stairs into the elevated room with huge vinyl sliding windows and comfortable office chairs to enjoy their hunt!

North of this hunting area is a cattle guard that leads to a dense forest where the deer generally stay. A seasonal creek runs spring water through the woods. There are a pair of stands facing opposite directions at ready feeders for a parent and child, or buddy hunting opportunity in close enough proximity. You can drive or walk the entire perimeter with many driving trails throughout. The beauty will make you want to purchase this ranch!

Behind the home is a seasoned spring-fed lake with lighted covered fishing pier. A full-time feeder is in place on the dam provided ample feed for the fish. This is an ideal place for family memories.

Broker Opinion: Because there is nothing on the market of this quality and size in this growing area, this will likely sell quickly.

All showings are done by appointment only with showing agent present, and with a REQUIRED, MINIMIUM 48-hour notice and acceptance by full time resident owners.

Castleman Creek Ranch

Posted on: April 21st, 2023 by Cody Maxwell

40-ACRE PRIVATE LAKE, INCREDIBLE HUNTING, AND HILLS WITH DISTANT VIEWS OVERLOOKING HEWITT AND SOUTH WACO!! Ideal to build a mansion on the hill with a backporch trail to a dock on a private lake.

This 125 acres is centrally located between Robinson, Lorena and Hewitt just a few miles off of I-35 and Moonlight Trail in a very convenient location. The property is undeveloped and has been left natural and wild for wildlife to flourish. Castleman Creek feeds the 40+ acre lake on the property shared by three larger agricultural places. The duck hunting on this lake is awesome! Unlike most places in this area, Castleman Creek Ranch offers hills and high elevations which offer great views of the lake and surrounding lower elevation farms. The land across the lake is creek bottom of lower elevation and in the floodplain which likely protects the view from future homes. This is an ideal setting close to town for the discerning professional to create a showplace on. Water and electric meter are present. A metal shop on slab with overhang provides a place to keep your automobiles, equipment, and toys.

Incredible white-tailed deer genetics make this ranch home due to the lack of traffic, creek bottom, and dense tree coverage. A 190 class B&C buck was taken off of this low fence ranch two years ago which won several big buck contests! Hilly topography on this property bring them out of the creek bottom. This is a unique property (location, large lake, hilltop views, exceptional wildlife) that, after sold, may never be available again in this desirable area.

Showings are done by appointment only with required 24-hour notice. Buyer agent must make first contact and be present from first showing forward to participate in full commission compensation at the discretion of Capitol Ranch Real Estate, LLC.

Twin Lakes

Entertainment Recreational Ranch!

IDEAL FOR WEDDING VENUE, FAMILY REUNIONS, CHURCH OR CHILDREN’S CAMP!
SWIMMING, FISHING, HUNTING, PAVILIONS FOR PORTRAITS/WEDDING PICTURES, VINEYARD FOR GRAPE PICKING/PHOTOS, BEAUTIFUL CHAPEL FOR GATHERINGS, HILL-TOP HUGE LIGHTED FIRE-PIT FOR NIGHT-TIME ENTERTAINMENT, HIKING TRAILS THROUGH WOODS, LIVE CREEK…

This is a real showplace in the booming triangle between Austin, San Antonio, and Houston. Complete with a two-story ranch house with partial wrap around porch with outstanding views over the vineyard, and rolling hills leading down to the lake! Behind the house is the chapel/banquet building which is the perfect structure for a wedding or indoor get-together! There is also a gorgeous in-ground pool and pool house on the edge of the lake! This is possibly the most impressive view on the ranch, and is ideal for a party or reunion! There’s a soccer field and covered outdoor kitchen with covered dining area overlooking the pool and lake. There is another beautiful pond with a rustic, woodsy cabin on it. This is the perfect getaway deep in the woods on a pond with a fishing dock right off of the front porch. Across the pond is a most impressive wooded deck walkway through the woods terminating into a jaw dropping rock and hardwood covered gazebo.

There is a 4,000 sq.ft. warehouse with apartment, separate kitchen, and two bathrooms. This warehouse was once the wine making kitchen and storage facility. The area surrounding the home, chapel, pool house, and large lake is high fenced out of the remaining acreage. It was in place to keep deer from the grapes, but now could be used to fence animals such as axis deer or farm pets. The fishing is great in both lakes with lots of largemouth bass, channel catfish, tilapia, and bluegill. Ducks find both lakes as a secluded home ideal for viewing or hunting. Hog and deer hunting are excellent along Copperas Creek being the north boundary. There are three operating water wells with corresponding plumbing, pumps and ancillary equipment.

Twin Lakes was once a working vineyard turned into an entertainment ranch. Some of the vineyard is still alive and fruiting although now it serves as more for the view and ambiance than production (its a lot of time and expense!), and for this improvement packed ranch, is now an added bonus!
