Water Resources –
Twin Lakes has plenty of perhaps the most important asset/feature: water. Two nice sized water holes being the lake at approximately 8 acres at capacity, and another pond of close to 2 surface acres.
There are three operation water wells plumbed together supplying all the water the user needs for all the improvements and irrigation of the yard. One is in front of the house with an old-time hand dug water well covering, one is behind the Chapel, and the other is on the trail leading to the Log Cabin on the pond.
Copperas Creek (seasonal) runs most of the year in normal rainfall, and is lined with huge Pecan, Elm, and other hardwood trees.
Twin Lakes currently has an ag exemption on the 20-acre vineyard (part of which has been turned back to pasture (for future hay production). In addition, the balance of the ranch not enclosed by a game fence, is approximately 115 acres has begun the process of qualifying for an ag exemption. Cattle are being run on this part since 2017, and it will qualify in 2022 for ag valuation. Taxes are currently $28,705 in total for the ranch. After 2022, if continuing ag lease or cattle on the 135 acres, taxes are estimated to drop to $19,752.
There is currently a cattle lease on the non-game fenced area of 115 acres. 34 acres are inside the game fence including the house, pool house, warehouse, and vineyard.
