Nestle Down Ranch is an incredible show-type ranch just outside of Montgomery, TX, and Lake Conroe. The impressive overhead entrance located directly on highly desired FM 1486 makes a great first impression. When you enter the wooded valley and lake come into view. And what a beautiful view it is! The asphalt road winds down the hill past the bronze whitetail buck statue and onto the round pen and up to the gigantic metal building/shop/garage. This newly constructed building houses multiple automobiles and equipment, and can be finished out for climate-controlled storage, safe room, etc. There is plenty of room for parking around the building for future entertainment options. Continue driving passed the building and the road ends at the lakeside cabin. This stone and timber constructed home was built in 2012 as a weekend cabin but was expanded during design to another level! The open concept architecture combines a full kitchen with island with the grand entertainment area. The impressively tall ceilings create a lot of space for decorating and open the feel and space of the home. The master bedroom is large and offers a primary bathroom and large closet. There is another bedroom (bunkroom) with bunkbeds for guests to rest on. There is also an additional half bath accessible from the living area with an outdoor shower adjacent. The pantry is its own room and provides plenty of grocery storage. Everything in this house was build with quality and purpose in mind. The architecture was done in a way to expand the square footage and add more bedroom in both directions should the new owner want more living area. This two-story custom build hunting house is situated so that a hunter can drive their UTV to the stand without the game at the feeding station ever seeing them. The downstairs covered parking protects the entry from view from the deer feeder. The hunter can then walk up the stairs into the elevated room with huge vinyl sliding windows and comfortable office chairs to enjoy their hunt!

North of this hunting area is a cattle guard that leads to a dense forest where the deer generally stay. A seasonal creek runs spring water through the woods. There are a pair of stands facing opposite directions at ready feeders for a parent and child, or buddy hunting opportunity in close enough proximity. You can drive or walk the entire perimeter with many driving trails throughout. The beauty will make you want to purchase this ranch!

Behind the home is a seasoned spring-fed lake with lighted covered fishing pier. A full-time feeder is in place on the dam provided ample feed for the fish. This is an ideal place for family memories.
