The property has SENIOR WATER RIGHTS that date back to June 1,1987 granted by the Texas Commission on Environmental Quality (TCEQ). The TCEQ has granted the owner the right to divert one hundred eighty-five (185) acre-feet of water per year from the Brazos River for irrigation and/or agriculture needs. Said water rights will and can be conveyed with the sale.
